Subdivision Redefinition Delimitation Surveys

Subdivision surveys are required in any instance where an existing lot is to be divided into multiple lots.

Redefinition surveys may be required in the following circumstances:

  • to provide a survey definition for lots or residue parcels that are currently defined without survey
  • where a surveyor has identified an excess/shortage of land in a parcel
  • where the survey definition of the current base plan may be uncertain or unreliable
  • when the current plan is not a satisfactory base plan for a strata development
  • to include land accreted to (or exclude land eroded from) a riparian, littoral or other natural boundary

Delimitation surveys are required to define a parcel subject to a limitation notification. Limitation notifications occur if a parcel of land was converted to Torrens Title without a plan of survey. Banks frequently require a Plan of Delimitation to ensure certainty regarding land boundaries, making these surveys a crucial step for property owners seeking financing or planning developments.
